5 Essential Tips On How To Take Great Pictures For Your MLS or For Sale By Owner Listing
When posting a listing on MLS or a For Sale by Owner website you want to make sure the listing comes off as appealing as possible. And the most effective way to get potential buyers interested in your property before they even see it is to hire a real estate photographer.
But how do you prepare your property/listing for a professional photo shoot? Here are 5 tips that will help you get the best out of your listing and your real estate photographer.
1. Clean the clutter.
Nobody likes a messy home. Neither does the camera. No matter how great the photographer is that you hire, if you do not clean the clutter the pictures will not come out looking good.
2. Hide all of your personal belongings.
I cannot stress this enough. How is a buyer supposed to see himself/herself in a home that is filled with your family portraits? The second they notice these personal items it becomes that much harder for them to see themselves living in your home.
3. Stage the property.
Hire someone to come in and stage the listing. Not only can this help you sell your home for thousands of dollars more than it generally would have, but it also does wonders for your pictures. There is only so much a photographer can do when he/she is taking pictures of old, tacky furniture.
4. Create a colourful atmosphere.
A lot of my clients love the HD-R look. But in order to get the best out of HD-R photography there needs to be vibrant colors present. Yellows, blues, reds etc. Just make sure not to go overboard with it. Your goal is to create a vibrant home, not a fire truck.
5. Fill your home with light.
This is one of the most important tips I can give you on the subject of real estate photography. And not necessarily sun light, but just light in general. Some of my nicest indoor shots have been taken at night, it just depends on the property. As long as the proper lighting is present then you have already won half the battle!
